BonneVista Ranch
190 acres of luxury Hill Country living — where sophistication meets the rustic charm of the Texas countryside
Where Luxury Meets Hill Country Living
BonneVista Ranch sits on 190 acres of rolling Hill Country terrain just 7 miles from Llano, Texas — 90 miles from Austin-Bergstrom International (AUS) and 100 miles from San Antonio International (SAT). This is a fully upgraded luxury estate with a 7-bedroom layout across the main house and guest lodge, resort-style pool, and working ranch infrastructure. Every system on the property has been modernized for comfort, security, and low-maintenance ownership.
"The property includes remnants of a historic granite quarry and a train depot that once operated on-site — a rare connection to the region's heritage."

A Chef's Dream & Refined Living
The heart of the property is a chef-caliber kitchen: 48″ Fisher & Paykel dual-fuel range with griddle and double ovens, paneled column refrigerator and freezer, dual Miele dishwashers, built-in Bosch espresso machine, and expansive quartzite countertops. A full bar with dual beverage coolers anchors the entertaining space.
The primary suite overlooks the pool and backyard, with an oversized walk-in shower, dual vanities, and two closets. A dedicated office features black walnut paneling, coffered ceiling, and custom built-in cabinetry. Two additional ensuite bedrooms, a guest bath, and a mudroom with dog shower complete the main level.

Pool & Outdoor Living
The remodeled pool features a sun shelf, individually controlled bubblers, and a granite waterfall built from stone quarried on-site. A Pentair system with Wi-Fi-enabled heater and chiller keeps the pool comfortable year-round. The custom WindRiver hot tub is built to withstand extreme temperatures.
The outdoor kitchen includes granite countertops, a built-in grill with wok burner, dual refrigerators, and stainless steel storage. An 18-foot propane fire feature and separate 36″ firepit anchor the entertainment area. All new stamped concrete, French drains, Wi-Fi landscape lighting, and a 16-station RainBird irrigation system complete the outdoor living space.

Guest Lodge & Entertainment
The guest lodge houses 2 fully furnished apartments with 4 bedrooms and 4.5 bathrooms — ideal for extended family and visiting friends.
The enclosed garage and entertainment area includes a commercial kitchen, guest bath, and walk-in cooler. Adjacent covered parking provides 3,500 sq ft of equipment and vehicle storage, plus 3 RV hookups with septic clean-out. All gas lines have been fully upgraded.

Ranch Operations & Wildlife
Working infrastructure includes a large hay barn and trailer storage, a 1,500 sq ft shop with new electrical service, a separate feed/vet room, and covered working pens and paddocks. Dual 200-gallon on-site gas and diesel tanks serve ranch equipment.
The ranch is home to Indian Blackbuck Antelope, trophy Whitetail deer (South Texas breeding stock), and Whitewing dove. Four stock tanks provide water across the property. With 190 acres, the land supports equestrian use, ATV/motocross, hunting, and open recreation.

Onsite Water for Livestock
In the Texas Hill Country, reliable on-site water is the single most important factor in a working ranch's viability — and its value. A thousand-pound cow drinks up to 15 gallons per day, and heavy cattle won't range more than a mile from water. During Texas droughts, ranches without dependable water sources face devastating livestock losses.
BonneVista Ranch solves this completely. The house and lodge are served by a well system with new pump, electronics, and electronic control unit feeding a 10,000-gallon constant-pressure tank. Water quality is handled by a 3-stage whole-house filter plus a kitchen reverse osmosis system. A separate solar-pump well supplies field troughs across the property.
Central to Everything
Nestled in the Heart of Texas Hill Country
BonneVista Ranch sits at the crossroads of Texas — close enough to major metros for convenience, far enough for true privacy. Austin is 90 miles southeast, San Antonio is 100 miles south, and the property is accessible from Dallas/Fort Worth and Houston for weekend getaways.
